Three operators picked this stretch of downtown to make a bet in 2026. One bet on volume. One is pursuing a larger-scale project with an opening timeline that remains uncertain. One bet on staying small enough to protect a reputation it already has. The one that's already serving
Mizu Sushi Bar & Grill opened in May at 2375 Contra Costa Blvd., Suite A, in the space that used to be Nama K-Street Food near the movie theater. It will be a grocerant, a mix of a grocery store and several small restaurants spread out over the garden center portion of the former hardware store, with guests enjoying semi-outdoor dining from several small eateries offering sushi, ramen, chicken karaage, and bento boxes, plus a grocery portion offering authentic Japanese groceries, fresh produce, seafood, ready-to-eat meals, and imported foods.
In the same Patch report, General Manager Kazuhiro Takeda said, "Osaka Marketplace will bring the flavors of Japan to Pleasant Hill." Pleasant Hill Mayor Sue Noack said in a statement, "Osaka Marketplace shows the City's commitment to prioritizing the attraction of businesses that are local," adding, "A mix of local and national retailers provides Pleasant Hill residents a diversity of products and price options to choose from."
Here's where it gets useful to sort out. Every official source agrees the store is coming. They do not agree on when. The most authoritative timeline publicly posted by the City of Pleasant Hill said Osaka Marketplace was anticipated to open in mid-2026, while later regional reports described the opening in broader terms, with SFGate reporting last fall that the Pleasant Hill store was expected to open in November 2026 and the San Francisco Chronicle referring to the opening as expected in summer 2026. When Bay Area Telegraph reporters walked through the space in April, they reported that the interior was still being built out and said they expected an opening in November or later rather than summer.
For scale, the Osaka Marketplace that opened in Foster City last December runs 35,000 square feet. Pleasant Hill's version, at 42,000 square feet, is planned to be larger than the one that just opened. That's a bigger buildout in a space that, as of this spring, still had a garden center to convert into a food hall. The city's mid-2026 target passed without an opening. Based on the reported timelines and the April site visit, an opening in fall or winter seemed more likely than this summer.

The one playing it careful

Morucci's Deli, known for its stacked sandwiches, is preparing to expand with a new location at 236 Golf Club Road in Pleasant Hill, and founded more than three decades ago, has built a reputation as one of the Bay Area's go-to sandwich shops, featuring Italian subs, roasted turkey sandwiches, hot pastrami, tri-tip, salads, breakfast items, and house-made dressings.
What's different about this location isn't the sandwiches. It's the format. Rather than replicating the original deli format exactly, owner Terrance Heaps said the new Pleasant Hill location will introduce a combined concept, pairing his coffee brand, Lever Coffee, with Morucci's inside a shared space with clearly separated identities. In an interview with WhatNow, Heaps said, "We don't want to cannibalize what already works. We want to protect the experience."
That's a different kind of bet than either of the two Japanese food concepts down the street. Mizu is betting that a tiered AYCE format pulls in bigger groups than a standard sushi order would. Osaka Marketplace is a larger-scale project, and its opening remains pending. Morucci's is betting on restraint, protecting a sandwich shop's reputation by keeping the new coffee concept next to it rather than folded into it. A second Bay Area site in Orinda is also in early planning stages, according to Heaps, so this expansion pattern likely repeats.
The block was already turning over
